We recognise that renting a property can be confusing and stressful. At sabelwood Residential Lettings our experienced and qualified staff are able to help you through every step of the way, from finding a property that suits your requirements and budget to move in.

Choosing the right letting agent is vital and as a fully bonded member of ARLA Propertymark we offer the highest level of tenancy deposit protection.

We manage the majority of our properties and keep them well maintained throughout your tenancy.

Tenant Schedule of Fees

The following fees will apply up to and including 31st May 2019.

Reference and Administration Fee

A £100 Inc. VAT reference fee per adult. A £125 Inc. VAT fixed cost administration fee that can cover a variety of works depending on the individual circumstances of each tenancy, including but not limited to conducting viewings, negotiating the tenancy, drawing up contracts, drawing up an inventory, issuing tenancy deposit certificate, check in and check out. These fees are non-refundable.

Late Payment of Rent

sabelwood reserve the right to charge a fee of £15 Inc. VAT for chasing any rents that are received more than three days late from the due date.

Renewal Charge

Tenancies are renewable every six months. A charge of £45 Inc. VAT will be made each time your tenancy is successfully renewed. This amount is payable in advance, and must be received prior to a new contract being signed.

Mortgage/Landlord references

We are normally pleased to provide a reference for the above purpose. To cover our costs in administration we charge a fee of £25 Inc. VAT for this service.

Arrangement Fee

Any deductions made from your security deposit for damage and dilapidations will be subject to an arrangement fee of 12% of the cost of any work undertaken, subject to a minimum of £25 Inc. VAT to cover the cost in administration.

Please note: Should you report a maintenance issue with the property and a contractor is called out and their investigations find that the fault has been caused by the tenant(s) or an associate of the tenant(s) or alternatively no fault exists, any cost for this call out will be the responsibility of the tenant(s). sabelwood reserve the right to deduct any unpaid monies from your deposit.

Overpayment of rent

It is your responsibility to cancel your Standing Order at the end of the tenancy. Any overpayment in the rent needing to be refunded will be subject to an arrangement fee of £18 Inc. VAT to cover the cost of administration.

Please note: All of our properties are non-smoking. You will be responsible for the cost of redecorating the property if smoking takes place inside.
