sabelwood provide a full management service for Residential Blocks of flats for either Freeholder or Management Companies / Right to Manage Companies (RTM's)

We are pleased to offer the services below within our basic fee.

  • Collection of service charges
  • Preparation of annual budget
  • Management of communal areas
  • Administration of insurance
  • Organisation of owners meetings
  • Preparation of end of year accounts

Service Charges

The Preparation and dispatch of Notices regarding Ground Rent and Service Charge demands. Payments will be collected and recorded along with arrears reminders if required.


An annual proposed Budget of Income and Expenditure covering buildings insurance, health and safety, cleaning, gardening, regular maintenance will be agreed with the directors of the Management Company

A long term budget will be prepared to cover major items of expenditure such as re-decoration and repairs. A reserve fund will be established as well.

Management of Communal Areas

Includes the employment, regular supervision and payment of cleaners, gardeners and window cleaners as required. Inspecting and supervising of all minor repairs. At least bi-annual site visits.

Accounting Services

Our accounting services include daily balancing of the company's bank account, payment of contractors invoices and the monitoring of the expenditure against the budget. Preparation of accounts to trial balance stage for presentation to the accountants.
